Every 3 Months

  • Floor drains: check that there is water in traps to prevent undesirable odors in your house.
  • Bathroom exhaust fan: clean the grill to ensure maximum air flow.
  • Furnace Filters: Check and replace if necessary.
  • Smoke and CO Detectors: ensure they have full batteries and check the expiry date to ensure that the detector is still safe to be in service.‚Äč


  • Gutter: clean once annually to prevent buildup, make sure downspouts are 6 feet away from house to prevent water from seeping into the basement.
  • Chimneys for fireplaces and other wood-burning appliances: have inspected professionally  and swept if necessary to reduce the risk of fire.


  • Exterior hose bibs: because Calgary can get freezing temperatures early in the fall, shut off your exterior faucets and drain the lines  to prevent freezing/burst pipes.
  • Exterior vent openings: ensure vent flaps close properly to reduce heat loss and prevent pests from getting inside the dwelling.


  • Have an HVAC Specialist inspect and service your furnace and air conditioner annually to prolong their life and keep your system running efficiently.
  • Trees, shrubs: trim back from walls and roofs. Although they look nice, when in contact with your home they can cause damage.
  • Roofing: have roofing professional do an annual inspection to help maximize the life of the roof.
  • Bathtub and shower enclosures: check caulking and grout to prevent water damage behind walls.
  • Attic: check for evidence leaks and vermin. 
  • Building exterior: Inspect for weather tightness at siding, trim, doors and windows. This will prolong the life of your house and prevent water damage.
  • Exterior paint: Ensure paint is in good condition, this will prevent rot and prolong its life cycle. Where possible keep wood from ground contact as the ground will bring moisture into the wood and lead to rotting.
  • Building site: monitor grading and have a contractor correct if needed, this will ensure proper site drainage.
  • Garage door: ensure automatic safety reverse is working or hire a contractor to check it for you.
  • Fire Extinguisher: check expiry and replace if needed. If you have a non-disposable extinguisher have it serviced annually by a professional safety company.
